General
Construction
General Contracting consists of the owner directly hiring a General Contractor to
construct the building. This can be utilized in two ways, traditional lump sum or
negotiated fee. With traditional, the GC will provide a lump sum price from complete plans
and specifications, with a limited cost breakdown and the GCs fee worked into the
sum. Negotiated fee, on the other hand, involves the owner and GC negotiating the cost of
construction based on subcontractor bids and an agreed upon fee. With this method, the
Owner, GC and architect partner from the very beginning to plan and design the project.
Being the most cost efficient delivery method, any savings during construction go directly
into the pocket of the owner. |

Design-Build
Using this form of project delivery system, an owner will contract with a single entity,
the design-builder, to provide both design and construction services. Typically, the team
includes an architect and general contractor who work as partners. The principal
advantages of Design-Build are the single point of responsibility and the potential to
reduce otherwise independent phases, therefore saving valuable time. |
